Value Brought to the Project
Randall K. LaClaire brings to “CxL Commissioning” over 25 years of experience in the building design and construction industries. As an Engineer, Randy has been involved in the design and inspection of many buildings throughout the northeast. Over a quarter of a century of experience gives him a keen understanding of the strengths and limitations of the design process. Having worked in the Design/Build industry, Randy understands the need to convey design requirements to the field personnel with good Construction Documents. He is sensitive to the potential areas of misunderstanding in the documents which lead to poorly performing buildings. As a Builder, Randy worked in the field with the tradesmen developing a solid understanding of the construction process. He knows how the building needs to be constructed to perform well. This combination of engineering and construction background brings a real advantage to CxL’s clients. As the project team works through the building process with CxL, Randy’s clear understanding of both the design and construction processes will help the design team ensure a quality product while also helping the Builder to produce a well performing building so that the client realizes the value of the good design they have purchased from the design team.

Charter Development Corporation: Owner’s Representative for a $2.2 Million retail mall renovation project. Project included site parking and drainage renovations as well as façade upgrade and physical therapy space fit-up. This project was a challenge in that it was an existing facility that was just getting a face lift. Hidden areas of air infiltration were discovered and required addressing in order for the news systems to operate efficiently and tenant comfort to be achieved.

Evergreen Capitol Partners: “Owners Representative” for a $4.0 million, three story masonry and steel office complex in Lebanon, NH. The exterior consisted of brick, dryvit, and glass finishes. The project was a multi-tenant space that was designed as an open shell, for later tenant development. It was critical for the shell, which included multiple finishes to be constructed properly as the mechanical systems were design to meet the multiple tenant load, but no more. Failure of the system would effect all tenants. Success was achieved.

Hannaford Bros, Inc.: Project Manager for the construction of new and renovated retail stores ranging from 35,000 to 50,000 sf at a total cost of $7.0 to $8.5 million. Construction schedules ranged from 36 to 38 weeks ground breaking to Grand Opening. Supermarkets contain a variety of problematic conditions; cold areas as a result of open coolers, hot spots as a result of electrical equipment & compressors, etc. Therefore, for customer comfort, the systems are designed to over come the internal conditions. As a result, designed energy consumption is major, if building envelope failure is added the end cost is significant.

Dartmouth College: Owner’s Representative for various construction projects ranging from site/civil projects to new buildings of cost from $1.2 to $90.0 million in Hanover, NH. Projects included: Climate controlled facilities, data centers, etc.

Dartmouth College Real Estate: “Project Manager” for the construction of a $3.0 million rental housing complex. The complex included: the construction of 23 new apartments housed in six buildings; along with the renovation of two existing buildings. The entire project encompassed a city block in down town Hanover, NH.

Shaw’s Supermarkets, Inc.: Project Manager for the construction of several new and renovated retail stores ranging from 45,000 to 75,000 sf at a total cost of $6.0 to $9.0 million. Construction schedules ranged from 21 to 31 weeks ground breaking to Grand Opening.

Hadlock Field, Portland, ME: Senior Project Manager for the renovation of a baseball stadium in Portland, Maine. The total construction value was $5.0 million. The project team included: two separate owners, three design firms, a general contractor, stadium erectors, and city crews as part of the construction team. The design overcame unsuitable soil conditions without the use of piles. The project was completed on schedule.

Zeta Psi Alumni Association: Restoration and expansion of a 7,000 SF fraternity built in 1927. Managed the project on behalf of the building committee, from the feasibility stage through construction. The challenges of the project included maintaining the antiquity of the facility while upgrading to current standards under a tight budget as the project was funded by donations. The facility insulation was upgraded to spray foam on all walls and roof areas. Window units were replaced with high efficiency units and all doors were reconditioned to minimize infiltration. The project showed its occupants that a structure can be upgraded for energy efficiency with out losing its historical appearance.
